Before Closing Day
Three Days Prior: Receive your Closing Disclosure. Review carefully and compare to your Loan Estimate. Contact your lender immediately if you spot errors.
One Day Prior: Conduct final walk-through to verify:
- Agreed-upon repairs completed
- Property condition unchanged
- Appliances and fixtures included
- Utilities functional
What to Bring to Closing
- Government-issued photo ID
- Cashier’s check or proof of wire transfer (for closing costs and down payment)
- Proof of homeowners insurance
- Your copy of the purchase agreement
- Any additional documents your lender requests
The Closing Process
Duration: Expect 60-90 minutes
Documents You’ll Sign:
- Final loan documents
- Mortgage note (your promise to repay)
- Deed of trust/mortgage (gives lender security interest)
- Closing disclosure (confirms final terms)
- Title documents
- Escrow documents
- Various disclosures and affidavits

What Happens After Signing?
The closing agent records the deed with the county, files necessary documents, and disburses funds. You’ll receive copies of all documents and, most importantly, your house keys!
First Day in Your New Home
- Change locks immediately
- Locate main water shutoff and electrical panel
- Test smoke/carbon monoxide detectors
- Document property condition with photos
- Set up utilities
