CHFA Programs Continue Strong
The Colorado Housing and Finance Authority offers multiple programs for first-time buyers. The FirstStep Program provides down payment assistance up to 4% of your loan amount, which can be combined with low down payment loans. Income limits have been adjusted for 2025, and many Douglas County buyers qualify.
FHA Loans Remain Popular
FHA loans require just 3.5% down payment and accept credit scores as low as 580. On a $425,000 Douglas County home (around current median), that’s only $14,875 down compared to $85,000 for traditional 20% down. FHA loans remain popular in Castle Rock, Parker, and Highlands Ranch.
Conventional 97 Loans
Many buyers don’t realize conventional loans now offer 97% financing (just 3% down). With good credit, you can buy with less down than historically required, and you can remove PMI once you reach 20% equity—something FHA loans don’t allow.
VA Loans for Military Families
Veterans and active military can buy Douglas County homes with zero down payment and no mortgage insurance through VA loans. With Buckley Space Force Base nearby and Peterson Space Force Base in Colorado Springs, many military families choose Douglas County communities.
USDA Loans in Qualifying Areas
Some areas on Douglas County’s outskirts qualify for USDA rural development loans offering zero down payment. While most of Castle Rock, Parker, and Highlands Ranch don’t qualify, some surrounding areas do.
Colorado First-Time Homebuyer Savings Account
Colorado’s tax-advantaged savings accounts remain available in 2025. Contributions reduce your state income tax, and withdrawals for home purchases are tax-free. Maximum annual contribution is $5,000 for married couples filing jointly.
New for 2025
Some programs have adjusted income limits and purchase price caps for 2025. Douglas County limits remain generous enough to include many first-time buyers. Check current eligibility requirements when applying.
