If you’ve ever bought a home in a community with a homeowners association, you already know there can be a lot more to the transaction than simply finding the right house.
HOA documents, financials, assessments, insurance, rules, restrictions, reserves, fees and community responsibilities can all become important pieces of the buying or selling process. And for many consumers, those documents can feel overwhelming.
That’s one of the reasons I recently completed additional continuing education focused specifically on HOA transactions and earned the Certified HOA Specialist designation through Association Online.
After nearly three decades in real estate, I still believe strongly in continuing education. The market changes. Contracts change. Lending requirements evolve. HOA communities face new challenges. My responsibility is to keep learning so I can help my clients ask better questions and understand the information in front of them.
An HOA Is More Than a Monthly Fee
When buyers are considering a home in an HOA, one of the first questions is usually, “How much are the dues?”
That matters—but it’s only the beginning.
Buyers should also understand what those dues cover, whether there are current or potential special assessments, the financial health of the association, insurance considerations, community restrictions, maintenance responsibilities and other factors that could affect both their lifestyle and their ownership costs.
The goal isn’t to decide whether an HOA is “good” or “bad.” It’s to understand the specific HOA you’re buying into.
HOA Knowledge Matters for Sellers, Too
HOAs aren’t just a buyer issue.
When selling a property within an HOA, having the right information available and understanding the HOA-related pieces of the transaction can help prevent unnecessary surprises or delays.
Questions about dues, assessments, community rules, documentation and association requirements can arise quickly once a property goes under contract. Being prepared matters.
What My Certified HOA Specialist Designation Means for My Clients
For me, earning the Certified HOA Specialist designation is another way to deepen the expertise I bring to a transaction.
It doesn’t mean I replace an HOA, attorney, lender, insurance professional or other specialist when their expertise is needed. It means I have additional education and resources to help my clients navigate HOA-related real estate transactions, recognize important issues, ask informed questions and know when we need additional information.
That distinction matters.
Real estate representation isn’t about pretending to know everything. It’s about knowing what to look for, what to ask, where to find reliable information and when to bring in the right expert.
Experience Should Never Mean You Stop Learning
I’ve been selling real estate since 1997, and one thing I know for certain is that experience and education should work together.
Experience teaches you what can happen.
Education helps you stay current on what is happening.
And curiosity keeps you asking better questions.
